Service 01

Renovations & Rehabilitation

For homeowners and investors improving or repositioning an existing property.

What Maven can coordinate or deliver

  • Whole-home renovations and substantial rehabilitation
  • Interior and exterior improvements
  • Structure, systems, and finishes coordinated by one team
  • Multi-unit conversions and deconversions — reconfiguring a residential property from one unit into two, three, or four units, or consolidating multiple units into fewer
  • Trade scheduling and inspection coordination
  • FHA 203(k)-related renovation project experience
  • Historic-property coordination where applicable

Typical project types

Full gut renovationRowhome rehab203(k) renovationMulti-unit conversionUnit deconversionInvestor rehabOccupied-home work (case by case)

Multi-unit conversions and deconversions involve design, zoning, code, permitting, utilities, life-safety, and existing-building considerations; Maven can evaluate these to determine a practical path forward. Program eligibility (including FHA/HUD and 203(k)), feasibility, permit approvals, timelines, and budgets depend on the property, proposed use, existing conditions, and the relevant authorities. Nothing here guarantees zoning, permits, occupancy, financing, a fixed schedule, or a fixed budget, and not every property can legally become additional units.

Service 02

New Construction

For clients building a new residence or infill project from the ground up.

What Maven can coordinate or deliver

  • Ground-up residential construction, foundation to finish
  • Baltimore infill development
  • Custom homes and, where permitted, multi-unit residential
  • Preconstruction planning and trade coordination
  • Permitting and inspection coordination

Typical project types

Custom homeInfill new buildTear-down & rebuildMulti-unit (where permitted)

Maven coordinates the build and engages licensed professionals where their services are required; Maven does not provide every professional service internally. Permits, approvals, and schedules depend on the project and the relevant authorities.

New-home building is offered throughout Maryland under Maryland Home Builder Registration No. 9459 (MHBR #9459).

Service 03

Residential Design & Planning

For clients shaping a concept, layout, or plan before construction.

What Maven can coordinate or deliver

  • Architecturally informed planning and concept development
  • Space planning and layout optimization
  • Finish and material coordination
  • Construction feasibility input
  • Coordination with licensed architects and engineers

Typical project types

Concept & feasibilitySpace planningLayout optimizationFinish & material selection

Maven Homes is a licensed Maryland home-improvement contractor (MHIC #137562) and a registered Maryland home builder (MHBR #9459), not a licensed architecture firm. Licensed architects and engineers are engaged when stamped drawings or professional services are required.

Service 04

Developer Consulting & Training

For emerging developers and investors planning a residential project.

For select projects in Washington, DC, and Northern Virginia, Maven provides developer advisory and early project planning services. Construction and renovation services outside Maryland are not currently offered.

What Maven can coordinate or deliver

  • Early project evaluation
  • Scope and budget planning
  • Development-process guidance
  • Permitting-process education
  • Contractor and consultant coordination
  • Documentation practices and guidance for emerging developers

How Maven Works

A clear path, whichever service you choose

It starts with a complimentary discovery call. If a project needs a paid site assessment, feasibility study, design consultation, detailed estimate, or other preconstruction service, its scope and fee are disclosed for your approval before that work begins.

  1. 01ListenA complimentary discovery call to understand your property, goals, intended use, timing, and budget range.
  2. 02PlanProperty and document review, then preliminary feasibility and scope — design, code, permitting, utility, and existing-condition considerations. A preliminary review is not a guarantee of zoning, permitting, financing, or approval.
  3. 03CoordinateLicensed architects, engineers, surveyors, or other professionals are engaged when required, alongside permit and trade coordination.
  4. 04BuildConstruction to the agreed scope and selections, with on-site quality control. Written estimates and proposals identify assumptions, inclusions, exclusions, allowances, and qualifications.
  5. 05Keep You InformedMilestone visibility and organized communication; material scope changes are handled through written change orders.
  6. 06CompleteFinal walkthrough and close-out.

Not every project follows an identical schedule or workflow, and no permit approval, completion date, budget, financing, or outcome is guaranteed.

Contact questions

What happens after I submit the form?

Maven reviews your project and service fit, then contacts you to arrange a complimentary discovery call to discuss the project and recommend the appropriate next step.

Is the initial consultation complimentary?

Yes — the initial discovery call is complimentary. If a paid site assessment, feasibility study, design consultation, detailed estimate, or preconstruction service is needed, its scope and fee are disclosed for your approval before that work begins.

What should I have ready?

Whatever you have — the property location, your goals, intended use, timing, a rough budget range, and any photos, plans, or reports. None of it is required to start the conversation.

Can I contact Maven about a multi-unit conversion?

Yes. Choose “Multi-unit Conversion or Deconversion” as the project type and a short set of routing questions appears. Feasibility and approvals are property-specific and depend on zoning, codes, utilities, life-safety, and applicable authorities.

Does submitting the form guarantee that Maven will accept the project?

No. Submission requests contact and is not acceptance of the project, a contract, a final price, a guaranteed schedule, or any approval.

When will I receive an estimate?

Scope, pricing, and anticipated timing are developed from the information available and the property’s conditions after the discovery call. Early figures may be preliminary; written estimates identify assumptions, inclusions, exclusions, allowances, and qualifications.
